Would an investor consider this a great deal if they had to come out of pocket as a cash offer and pay closing costs as well. This is an assignment of contract I'm considering but before I lock it up I wanted to do some due diligence and see what other members thought. Any information will be highly considered.

Since I cannot verify any of the numbers it is hard to say 100%... but if the numbers are correct then yes it would be a good deal. COC ROI 15% is good... Cap Rate at 7.84% is good... and IF the ARV is correct then the 1% Rent Rule is good too. I would get with a Realtor in the area of the property to get the ARV verified and the rental rates. Those two numbers alone if they are off will throw off the whole deal. Good looking property... good luck with it!
