Second single family investment

Investment Info:

Single-family residence buy & hold investment in Bremerton.

Purchase price: $350,000
Cash invested: $25,000

This was our second purchase. We were just starting to listen to podcasts and reading books. So, we didn't know much about running numbers, ROI, vacancy rates etc

What made you interested in investing in this type of deal?

We just thought we could buy a second property so we hammered down debt and purchased.

How did you find this deal and how did you negotiate it?

MLS. We bought like a traditional buyer would.

How did you finance this deal?

30 yr conventional

How did you add value to the deal?

Added deck
Remodeled all 3 bathrooms
Added RV parking
New carpet and paint

Lessons learned? Challenges?

Too many to list lol lots of lessons learned and challenges getting the home fixed up.
