Investment Info:

Single-family residence fix & flip investment.

Purchase price: $55,000
Cash invested: $87,000
Sale price: $134,000

Bought this property from a bank. There was a property on the same street that had been remodeled and sold as a flip for $134,900.

What made you interested in investing in this type of deal?

The profit looked good and I wanted to keep my investment below 100k.

How did you find this deal and how did you negotiate it?

Made a relationship with a broker that works with a bank and has REO's.

How did you finance this deal?

Worked with a JV partner on the purchase and a second lender covered the rehab.

How did you add value to the deal?

Remodeled the kitchen, bathrooms, flooring, replaced roof, new paint in and outside, new HVAC, new windows, etc.

What was the outcome?

Property is in escrow.

Lessons learned? Challenges?

Great area to invest!
