Our first house under contract: 3 bed 1 bath Hammond turn key!

Investment Info:

Single-family residence buy & hold investment in Hammond.

Purchase price: $135,000
Cash invested: $30,000

Turn key rental managed by professional management company.


What made you interested in investing in this type of deal?

I have more capital than time and I hope this investment will help me earn while I learn but not take away my time from investing in small multifamily dwellings.

How did you find this deal and how did you negotiate it?

Referred by a friend, paid asking price as it was off market.

How did you finance this deal?

Conventional financing.

What was the outcome?

Our first buy and hold turnkey rental.

Lessons learned? Challenges?

So many things learned but basically don’t take anyone’s word at face value. Do your own research. Still very pleased with the investment so far.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I recommend Norada as a turn key provider. They pointed me in the right direction and their advisors are very good.
