looking to purchase home inherited by seller. 

asking 600k. incudes 2 buildings. built 1955 

1 unit currently leased. Optional if tenant stays or leaves

want to purchase as 1st time home buyer and eventually remodel to live as primary resident. 

what is best approach to negotiate? how do i evaluate purchase?
