Investment Info:

Single-family residence hard money loan investment in Stratford.

Purchase price: $107,500
Cash invested: $60,000

4 bedroom 2 full bath single family house. I bought it 107500 in October with 60k renovation with an ARV of 250k.

What made you interested in investing in this type of deal?

The location and price

How did you find this deal and how did you negotiate it?

From the MLS

How did you finance this deal?

I used hard money lender

How did you add value to the deal?

I added two bedroom and a full bathroom to the house and I finished the basement

What was the outcome?

This investment turned out to be a great BRRRR with all my money back and great cash flow

Lessons learned? Challenges?

Try to hire better contractors and don't pay upfront until the entire work is done.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes I did with a realtor with Keller Williams

    Stratford and Bridgeport depending on the area are the last two affordable places we can invest in Fairfield county with top rent.
