Buying a Property with no real books

my husband and I are interested in a business that is making money and is profitable (we've seen bank statements) and is being short sold because they haven't kept books. They don't know what it's worth and they just want to dump it. Advice on how to fund this? Our goal is to take it, keep books turn around in a few years and double our money.
