Investment Info:

Small multi-family (2-4 units) buy & hold investment in Woonsocket.

Purchase price: $243,500
Cash invested: $7,500

2 Family Home with solid bones, Quick mainly cosmic rehab

What made you interested in investing in this type of deal?

Numbers made sense after looking for a few months & not requiring a lot of work to make quality rentals that I would be ok with my name associated with

How did you find this deal and how did you negotiate it?

MLS & had a buyer just fall off because of financing

How did you finance this deal?

bank (traditional mortgage)

How did you add value to the deal?

Renovated both apartments with fresh paint & went thou & fixed everything making possible to charge highest towards market rents
& added coin op laundry in the basement with sectioned storage for each apartment
