Investment Info:

Single-family residence private money loan investment.

Purchase price: $115,000
Cash invested: $45,000

Condo on Banana River, end unit. Views of Sunrise and Sunset and rocket launches.

What made you interested in investing in this type of deal?

I was using funds from a 1031 exchange. It was the right price and the right rental potential.

How did you find this deal and how did you negotiate it?

I found this unit with a realtor after looking in the area for six years. The 1031 exchange "forced" a purchase. Yet after six years of looking, I walked in and new it was the place. It was a regular negotiation with the realtors.

How did you finance this deal?

Bank Loan

I have had fantastic tenants that make it all worthwhile.
