Single-family residence buy & hold investment.
Purchase price: $55,000
Cash invested: $6,000
Purchase price $55,000, Rehab $7,000. BRRR'd Property. ARV $90,000, Cash Invested $0, Rent $850, Cash Flow $350
What made you interested in investing in this type of deal?
I want to BRRRR Over and Over again. I was able to buy this house right in a 2 package deal and it has worked out beautifully.
How did you find this deal and how did you negotiate it?
Facebook Forum. I offered to buy 6 houses. 4 of the deals did not make sense and I cancelled 4 contracts during the inspection period. I kept 2. I will post about the 2nd later.
How did you finance this deal?
Commercial Line of credit 80% of ARV.... More than enough to buy and rehab.
How did you add value to the deal?
New Roof (seller ins.) - New Windows and Exterior Paint and new tile in bathroom
What was the outcome?
Good Cash Flow, Happy renters.
