What to do now...should i refinance my investment property???

I would like opinions on what I should do next....I bought a investment property in 2012 on a 30 year fixed at 4.25 investor rate....I owe 379,000 on the mortgage with 22 years left.....but the property is worth about 1,000,000.

My payments are about 2,900 including property tax and the rent that comes in is about 5,200.

I guess my questions is what now?? Do I cash out refinance and kill my cash flow??

Do I switch to a 15 year to pay it down quicker and maybe not raise my payment all that much in doing so?

Do I 1031 exchange??? Worried there aren’t too many deal out there anymore

Any ideas would be helpful thank you
