Investment Info:

Industrial commercial investment investment in Grand Haven.

Purchase price: $175,000
Cash invested: $35,000

Commercial space rented to one business while occupied by my business as well. A business hack if you will.

What made you interested in investing in this type of deal?

Needed space for my business and didn’t want to pay a mortgage.

How did you find this deal and how did you negotiate it?

New the building owner

How did you finance this deal?

10 year land contract with 20 percent down and 5 percent interest rate

How did you add value to the deal?

Renovated the inside and outside of the building. Adding a new bathroom, new office, and showroom to go along with the shop space.

What was the outcome?

Still in progress but so far mortgage covered for almost 5 of the 10 years with 110000 in value added
