Fall flip w/quick sale 2018

Investment Info:

Single-family residence fix & flip investment in Scottsdale.

Purchase price: $320,000
Cash invested: $380,000
Sale price: $459,000

Full gut remodel. 3/2 1700sq feet. Came on market right before thanksgiving and wanted to sell quickly! Under contract in 4 days and closed in 30 days

What made you interested in investing in this type of deal?

Flips are my favorite investment. had a gap in time where we could keep some of our regular contractors busy before starting a major project.

How did you find this deal and how did you negotiate it?

FSBO/ negotiated w/ a handshake and closed in 7 days/no agent fees. Docs prepared by our attorneys. One of the easiest transactions we have ever done.

How did you finance this deal?

cash/self-funded

How did you add value to the deal?

opened up the floorplan added french doors to access yard from multiple areas.

What was the outcome?

Under contract in 4 days.

Lessons learned? Challenges?

Fairly easy project.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Jessica Fairbanks w/ RealtyOne was listing agent. She is an encyclopedia of knowledge in this particular area of Scottsdale! Absolutely recommend. And she has the ability to stage for clients that need it but can't afford it. She absolutely goes above and Beyond!
