Older house with Sunken Master Bedroom !!

Posted

I went to see a property last week. It's in an old and established neighborhood. Median price in that neighborhood is around 280 K.

The house ( 3 bed 2 bath) needs some minor works and some cleanup and it should be ready to be rented. However, there was one thing that I couldn't see from MLS listings. The Master Bedroom is a sunken bedroom and need to go down two steps of stairs. As far as I could tell, there was no foundation issues but apparently back in the day Sunken Bedrooms were show stopper!!.

I was thinking about potential tripping hazard and future resale value impacts due to the sunken master bedroom. Should this be a potential deal killer ? What would you do ?

Sunken Master Bedrooms or Living Rooms are somewhat common, and shouldn't be a big issue. I have seen a few that had flooring that didn't make it really visable and could be a trip hazard. A few ideas: Make sure that your hallway is well lit so when entering you can see the drop off. Use different flooring on the steps and bedroom than the entrance to the steps, this will help people see the difference. Add a handrail at the steps if there isn't one.

It the numbers work I wouldn't let this be an issue! Good Luck! Aaron
