Investment Info:

Office Space commercial investment investment.

43 offices with international tenant, Regus, a leading provider of coworking spaces.

What made you interested in investing in this type of deal?

It's in an area with strong real estate values, strong tenant, ideally located near mass transit.

How did you find this deal and how did you negotiate it?

Networking found this off off off market deal. Long story but it also led to 2 other commercial deals and possibly 4 in the near future.

How did you finance this deal?

Passive investors and a local bank.

How did you add value to the deal?

Exterior landscaping and hardscaping but mostly just better maintenance and reduced expenses (negotiating vendor contracts and just being more responsive so that little issues don't become big ones).

What was the outcome?

Fantastic. I tend to be conservative when calculating my numbers on a prospective property so I usually beat my projections.
