You need to make a number of updates to your analysis, @Charles J English.
- Refinance time will be at least 6 months.
- You're not budgeting for repairs. I'd think 15% combined with CapEx.
- With a SFR, the tenant usually pays for all utilities, so you can remove electricity and water/sewer.
- Add in management (10%), even if you plan to self-manage in the beginning.
- Confirm your property taxes. Looks like you're just using a flat $2k/year.
- I think you can find better loan terms than 6% with nearly 3 points.
Rerun your numbers, but I don't see this cash flowing.
