@Susan Hutchens Do you have the first house that will never have Capex. Roof 25 year life span, floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year life, bath and kitchen remodel 15-20 year life span. assume 1200 sf of flooring. In my area it is $6 sf to replace with a moderately priced LVP. $7200/10 year life span/12 months in a year= $60 for one item. Your repair budget is only $360 per year. 1 clogged toilet or appliance repair will wipe that out. Your vacancy,repairs, and capex should total minimum $200 per month. Yours is at less than $100.
