Lots of questions, @Mero Hernandez.
- Why do you think you can more than double the value of this property with only $4k of improvements? That's not realistic.
- What kind of property is this, SFR or MFR? If it's multi, you will have water/sewer and perhaps other house utilities. May also have lawn care and snow removal.
- Your taxes look very high for a property at this price point.
- Definitely need to add in CapEx and management as @Bryan Noth pointed out. I use 15% combined for Repairs and CapEx, 10% for management.
