Single-family residence fix & flip investment.

Purchase price: $309,500
Cash invested: $80,000
Sale price: $463,000

What made you interested in investing in this type of deal?

High Profit

How did you find this deal and how did you negotiate it?

Was a short sale and negotiated with the bank

How did you finance this deal?

Short term loan and cash

How did you add value to the deal?

Helped a seller in financial trouble and made money after a lot of hard work.

What was the outcome?

The home sold in three days for $10K over list price with a waiver for appraisal value.

Lessons learned? Challenges?

People like new construction but not neighborhoods under construction, so find a home in a great neighborhood and make it compete with new and you will pull in top dollar and sell quickly.
