Is this deal worth it?

Small town in PA

Asking 129k- 4 unit complex | 8 bed | 5 bath | 3,700 sq ft

Current rents- 599, 699, 365, 335 (last 2 units can be bumped from 365>425 and 335> 400)

Currently has long term tenants that are overdue for a rent increase

$2,000 Total *current* rent

-$830/ m Princ, int, tax, ins. (Zillow mortgage calc)

-$200/m Sewer ($50/ unit)

-$127/m Vacancy (6%)

- $100/m Repairs & maintenance

-$35/m Misc

$708 NOI

This is in my hometown where prices are VERY low. You can buy half double single family homes for 15k. So not an area where there will be amazing tenants. So let me know your thoughts, questions, or concerns!
