Investment Info:

Single-family residence hard money loan investment.

Purchase price: $110,000
Cash invested: $40,000
Sale price: $235,000

2 flat property , 3 brd and 1 bath

What made you interested in investing in this type of deal?

the are was good and it was a 2 flat

How did you find this deal and how did you negotiate it?

this was a short sale that I approached the seller , we negotiated and purchased

How did you finance this deal?

this was with a hard money lender purchase and rehab.

How did you add value to the deal?

I done other deals so I think by finding and renovating it.

What was the outcome?

sold the property and made over 70K

Lessons learned? Challenges?

I think it took me a long tome to have it done, so the lesson can be that most deals need to be quick

yes i did work with other real estate agents
