Investment Info:

Single-family residence fix & flip investment.

Purchase price: $42,500
Cash invested: $79,000
Sale price: $125,000

Biggest project so far. House #6 for me. Net around 40k.

What made you interested in investing in this type of deal?

Love real estate investing, always have!!

How did you find this deal and how did you negotiate it?

Currently have my real estate license so I always do my own negotiations. This was found online.

How did you finance this deal?

Conventional 20% down split with partner.

How did you add value to the deal?

I managed the whole project alone and paid half the down payment.

What was the outcome?

Nice profit for both of us. (50/50) One step closer to where I want to be.

Lessons learned? Challenges?

Spray natural wood with oil base paint first or the knots will bleed through.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Myself of course.
