Mobile home wholesale investment in Clayton.
Purchase price: $4,000
Cash invested: $100
Sale price: $7,500
FB Marketplace wholesaler gave me the lead on a 2b/2b, the mother-in-law was moving in with family. The Home need to be moved and they wanted to wash their hands of the property before the next month's lot rent came due. When i contacted the park owner about taking resposiblity the property, he asked why i wanted to move it. And then make an offer. I got a fresh title and pasted it on to him.
What made you interested in investing in this type of deal?
Little work needed to be done and It was under valued, so I jumped right up and got on the road.
How did you find this deal and how did you negotiate it?
Wholesaler was throwing out leads and this one was a good buy.
How did you finance this deal?
Cash in hand from Aflac payout and 6 years of wellness check,
How did you add value to the deal?
By making the call to the park owner and letting him know what was going on. He didn't want to loss the Unit and he knows the value of the park.
What was the outcome?
I make a good contact with big park owner, Gained a mentor who may let me know about other units that have aged out and need to be moved. I also make a good impression on the Wholesalers as someone who will close on a deal.
