First fix & flip using a private lender

Investment Info:

Single-family residence fix & flip investment in Danville.

Purchase price: $92,000
Cash invested: $99,805
Sale price: $210,000

This was my first flip and I used a private money lender. I went over budget but, I learned a lot!

What made you interested in investing in this type of deal?

Other than needing a new roof and deck, this house renovation was purely cosmetic.

How did you find this deal and how did you negotiate it?
