Single-family residence buy & hold investment.

Purchase price: $38,500
Cash invested: $7,500

asking price was $44,999 offered $35,000. accepted counter offer of $38,500. $7,700 off list price. Will rent for $650 a month.

What made you interested in investing in this type of deal?

property was already fixed up / ready to rent. close to university.

How did you find this deal and how did you negotiate it?

listed with realtor i currently use. asking price was $44,999 offered $35,000. accepted counter offer of $38,500. Will rent for $650 a month.

How did you finance this deal?

paid cash then will finance after closing

How did you add value to the deal?

by being aggressive in low offer, all cash, quick closing. only on market couple days.

What was the outcome?

accepted offer first day after one counter offer.
