Investment Info:

Single-family residence wholesale investment in Conroe.

Purchase price: $116,000
Cash invested: $100
Sale price: $120,000

Just a small wholesale deal that I never even touched

What made you interested in investing in this type of deal?

Nice and easy

How did you find this deal and how did you negotiate it?

Found in an online ad though Facebook, wanted 120K, offered 116K, sold for 120K

How did you finance this deal?

Didn't finance it but was a really good rental.

How did you add value to the deal?

Before presenting it to my buyer, I made sure it met his criteria by running comps then made the offer to set me up to make a small profit.

What was the outcome?

Made 4K

Lessons learned? Challenges?

I should've sold it for more.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

No just spending countless hours everyday looking for deals. LOL
