Hello BP!

Please give me your thoughts on this deal for a duplex. I would also appreciate if you point out anything I am missing here. Thanks in advance!

Purchase Price: $175,000

Gross Rent: $1,800

Down Payment: $15,000

Taxes: $226.36 (monthly)

Insurance: $184 (monthly)

Vacancy: 8% ($144 monthly)

Repairs (including CAP X): 15% ($270 monthly)

Property Management: 10% ($180 monthly)

Mortgage: $674.36

Total monthly expenses: $1,678.72

Cash Flow: $121.28

Cash on Cash: 6.12%
