I feel I'm missing something on getting the calculations to work correctly for paying back the hard money loan piece? If I were to utilize a hard money loan for purchase and renovation it doesn't seem to look right to me. I finally resorted to what you see in the report which was lump closing and rehab costs into the purchase price to get it to calculate them together to show correct interest, but something still doesn't look right on its final calculations, I'm unsure though on what or if there's numbers I'm not inputting or something. Any thoughts? If I had separated them out I was looking at $2,000 for closing and $7,500 for rehab. Thanks in advance
