Sale price: $87,000
Purchased home, did easy work. placed tenant at $995.0 per month then sold the buy and hold investor

to make money with a rental home.
How did you find this deal and how did you negotiate it?
off of mls. had listing agent make the offer for me below asking price.
How did you finance this deal?
hard money plus cash
How did you add value to the deal?
painted in doors, added new garage door, fixed some interior doors and trim. new oven.
What was the outcome?
I made some money within my self directed IRA

It is more challenging to get long term financing within my IRA that I anticipated.

I purchased the home off of mls by contacting the listing agent so she could get both ends of the commission.
