Investment Info:

Single-family residence note investment investment.

Purchase price: $33,000
Cash invested: $21,400

A Note Purchase holding a contract over 9 years, this was an excellent investment for our firm and has already started to provide consistent Cash Flow to our business.

What made you interested in investing in this type of deal?

Note Investing has always been something we have been interested in, it offers steady Cash Flow at a relatively low risk & extremely low overhead cost. We were very excited to find this deal made available to us through an Investment Partner.

How did you find this deal and how did you negotiate it?

It was suggested to us by a partner, we negotiated the sale price of the home and was able to sell for over 30% of what is was originally listed at.

How did you finance this deal?

Private Financing.

How did you add value to the deal?

We brought in our expertise in Rehab & Renovation, as well as an excellent understanding of the Note Market and where we envision it to go in the coming years.

What was the outcome?

So far it has been everything we had hoped for!

Lessons learned? Challenges?

The biggest challenged we faced were finding Credit Worthy Buyers, it took two months longer than expected! Once everything was said and done we were very happy to have waited, and now the buyers are extremely happy in their new home and we are equally as happy with where everything ended up once the dist settled.
