buy & hold investment in San Pablo.

Purchase price: $145,000
Cash invested: $65,000
Sale price: $389,000

town house 2 level,2b/2.5b, courtyard backed up to a river shrubs. gated.

What made you interested in investing in this type of deal?

location and a safe community, easy to resale

How did you find this deal and how did you negotiate it?

realtor located it for me, just put in offer and it was accepte, looked at comps and rent fo area.

How did you finance this deal?

my investment money

How did you add value to the deal?

update, paint, carpet, appliances

What was the outcome?

keep for 2 decades and a a personal loss and betrayal by family member.
