Small multi-family (2-4 units) buy & hold investment.

Purchase price: $119,000
Cash invested: $36,000

What made you interested in investing in this type of deal?

I just wanted to get started as soon as possible.

How did you find this deal and how did you negotiate it?

I found it through @jeff Rappaport . I found Jeff on Bigger Pockets

How did you finance this deal?

Due to my legal status (awaiting a green card) I couldn't really find anyone to help me with the financing. Fortunately this I'd come across this property which was seller financed.

How did you add value to the deal?

Some minor repairs, nothing too creative

What was the outcome?

First investment property under my belt. Excitement and Joy!

Lessons learned? Challenges?

It's very important not to overthink stuff and make that first step even if you're risking to lose a little bit of money. It's a learning experience.
