Retail commercial investment investment in Colorado Springs.

Creekwalk is a Neighborhood Shopping Center within the S Nevada Avenue Urban Renewal Plan that will deliver a sense of place with an experiential Cheyenne Creek centerpiece. Nature, art and urban planning will be showcased as Creekwalk’s architecture and building materials transition from plunges & pools, landscaped grasses and scenic spaces to walking and biking paths, bus stops, and transportation connections. Creekwalk delivers on the spirit and intent of urban renewal.

What made you interested in investing in this type of deal?

The South Nevada Corridor of Colorado Springs has been an area of attention from the Downtown Partnership and the Urban Renewal Authority for many years. Being a Colorado Springs Native, The Equity Group and myself are proud to search for projects that will continue to make Colorado Springs a better place to live and visit.

How did you find this deal and how did you negotiate it?

This project has been YEARS in the making - there are 3 other developers that have been working on the South Nevada Renewal Project, each of us purchasing various parcels of land to renew and develop for the community.

How did you add value to the deal?

By partnering with the Colorado Springs Urban Renewal Authority we were able to develop this project in concordance with the city's goal of revitalizing the South Nevada corridor. We have had great support from the city and the surrounding neighborhood as we aim to not only bring new and exciting things to the area, but also making an effort to increase the safety of the area.

Lessons learned? Challenges?

We had to gain 26 parcels of land, which is what ended up stretching this development out over many years. We're at a VERY exciting time in the development as we just recently demolished the final building on the land and within the week will have security fencing up and construction beginning!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Kratt Commercial (Leasing), Thomas + Thomas (Planner & Landscape Architects), RTA Architects (Project Architects), Kiowa Engineering (Project Civil Engineers), Colorado Springs Urban Renewal Authority, Bridgers & Paxton (Mechanical Engineers). All have been excellent to work with - would recommend any and all!
