Investing in equity of building

Hello all! 

While in the market for BRRRR property and came across a deal for single 800sqft office space unit in a 4 unit building. Available to purchase for exactly how much cash I have to invest, 40k. Long time tenant (and previous unit owner) retired and moved. I would have to find out exactly how I would be allowed to refinance, or an exit strategy- but really, I'm curious if its not such a bad idea to park my modest cash savings in this for the immediate cash flow, while I look for that BRRRR deal.
