How would you saved this contract?

Hello, 

I had a contract fall apart today and I want to see how some of you have handled this before.

Situation: 

Seller is referred to me by long-term client.

She wants to sell 4 acres of undeveloped land immediately, she needs cash.

I write up offer to purchase, she looks it over, signs the next day.

1 hour later, the Seller's son decides he wants the property, she leave VM on Friday afternoon that she no longer wants to sell.

I allow deal to sit over the weekend, reach out today, she still wants out of deal. We terminate the contract this morning.

In an attempt to hold this together here are the steps I took:

Gave some of the instant remorse some time to pass over the weekend.

Looked for underlying items that might be undoing this deal.

Spoke with seller and reminded about her initial motivation to sell.

Spoke with seller about alternative situations to help get the land sold.

Spoke with seller's son about his intention with land and ways to keep the deal together.

Based upon your experience, how could I have done a better job either before the contract was signed or in our conversations afterward to keep this together?
