Hello All!

I need some help

I have a great debt to income ratio that allows me to get a loan at 500k. I met some one who wants and can afford a house payment but all there combined income doesn’t let them get a house in our market but she has 40k in cash. She also has a tenant for a back house that we could rent

I was thinking if she pays the down payment and rehab cost to repair a guest house. I use my income to close the loan we can get a home together. She would pay the mortgage and have 1,500 a month in revenue

But idk how I frame the deal for myself or how I can make money off this besides being a co-signer
