Investment Info:

Small multi-family (2-4 units) buy & hold investment in Milwaukee.

Purchase price: $14,000
Cash invested: $30,000
Sale price: $75,900

Rent over the years has been $625 lower and $675 upper. This was my first investment property.

What made you interested in investing in this type of deal?

Low purchase price for amount of square footage.

How did you find this deal and how did you negotiate it?

I found it on the MLS as a HUD foreclosure.

How did you finance this deal?

cash

How did you add value to the deal?

New Windows, Furnaces, Concrete Walkways, Flooring, Electrical. Placing Tenants.

What was the outcome?

I Leveraged multiple properties from washout refi of this property in which was purchased with equity.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I worked with Justin Ippoliti from Shorewest Realtors. My Refinance lender was Educators Credit Union of WI
