1st Duplex Investment
Investment Info:
Small multi-family (2-4 units) buy & hold investment in Saint Paul.
Purchase price: $265,000
Cash invested: $20,000
Sale price: $316,000
This was a buy and Hold investment. We lived in one unit and rented the other.
We had to move so decided to sell to reinvest where we moved.
What made you interested in investing in this type of deal?
Defenitly the house hacking and starting in Real Estate.
How did you find this deal and how did you negotiate it?
We found the deal through our Real Estate Agent.
How did you finance this deal?
We did a traditional 5% down.
How did you add value to the deal?
We renovated the upstairs unit as well as both porches outside.
New bathroom, new kitchen, new flooring, painting...
A total different house once sold.
What was the outcome?
It was great, we learned a lot about construction and found unknow talents.
We got all our money back and more even though we only kept it for 1 year.
