1st time new home construction. 811 W. Braddock St. Tampa, FL

Investment Info:

Single-family residence other investment in Tampa.

Purchase price: $80,000
Cash invested: $280,000
Sale price: $630,000

We built a 2500 sq ft home on a property we owened since 2004. It was an extremely tedious and massive undertaking for a first time builder, but we made it through and still managed a decent profit!!

What made you interested in investing in this type of deal?

Booming area, Riverside Heights!

How did you find this deal and how did you negotiate it?

Already owned property.

How did you finance this deal?

Family.

How did you add value to the deal?

New HOME.

What was the outcome?

Sold for a profit and received a free education.

Lessons learned? Challenges?

Permitting and scheduling are VERY important.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, Greg Szewczyk with Smith and Assoc. did an AMAZING job and got this house sold in 26 days on market in January.
