My first single family

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $172,000
Cash invested: $15,000
Sale price: $165,000

My first property, by the numbers I put it right now it doesn’t look good haha but they are closing for me and I’m getting a new sept installed for close.

What made you interested in investing in this type of deal?

Rich dad poor dad opened my eyes and realized I had to do more then spend money on cool drones

How did you find this deal and how did you negotiate it?

Realtior.com, Zillow.col and I used an actual Realitor

How did you finance this deal?

Freddy mac

How did you add value to the deal?

Remodeling the house going to refy and then going to build an adu In the back yard

The closing is still in process but it’s going to close, I have a lot more to learn but as of right now iv learned that the loan officer is the most official one the realtors sometimes have no idea what’s going on make sure you have a good loan officer on your side I think I have found mine

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yea I did they are good realtors but sometimes get stressed out and need to bring them back to your main plan because they will start to stray away getting caught up with other buyers that they are helping tryin to say things like “this couple loves this house I think it would be a good rental for you” type of stuff just don’t stray from your plan !!!!!
