Small multi-family (2-4 units) buy & hold investment.

Purchase price: $262,000
Cash invested: $30,000

Executed 1031 to acquire duplex.

What made you interested in investing in this type of deal?

Cash flow

How did you find this deal and how did you negotiate it?

Deal was found on realtor.com.
Negotiated based on market value and cash flow

How did you finance this deal?

Conventional loan

How did you add value to the deal?

Using a 1031 to finalize the transaction

What was the outcome?

Positive cash flow at acquisition and higher bank appraisal than purchase price.

Lessons learned? Challenges?

Being more proactive and expanding search for replacement properties. Primary challenge finding the right property and not utilizing team members effectively.
