Land purchase in California

Looking to purchase land that was once used as farm land (barn and run down house) and possibly convert it to a subdivision. I don’t have any experience in this area so was looking for some advice to get started. Are there any books or advice that someone can provide to converting mostly raw land into subdivision?

I have money to purchase land but will need to partner to convert the land.

Things I know to do:

1.) determine land uses from the city

2.) secure financing

3.) Need help past here ...
