Newbie first investment in SFH rental property

Hi everyone. Newbie here!

Looking to invest in my first rental property and I am interested more on SFH's (3/2). I am planning to put 20% down payment & hold the property five years or more. I need recommendations which area I can get a better passive rental income & better appreciation. The areas I am considering like Bakersfield, Las Vegas & Stockton CA and maybe Sacramento.
