Thoughts on investing in property with abandoned home next door?

Hi all I'm new to this. Looking for some crowd knowledge. An agent I'm working with idenfied a property with all the right numbers but it's next door to an abandoned home. The agent tells me that the area is not a bad area. I trust my agent but I'm concerned that renting a unit next to an abandoned home may be a nightmare. Thoughts? Any one have experience with something like this?
