Class B/C+ Duplex - my very first investment property!

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $200,000
Cash invested: $59,000

Bought an exceptionally large duplex with room for value add (below market rents). 2/1 that needs turnover when tenants leave, and huge 3/3 side that was recently turned over. Budgeted to be a 11% CoC return after increased rents, but tenants have been painless for a year, and currently getting 22% CoC return w/o raising rents (self managing also helps that). Very good first property so far, but haven't had much excitement yet!
