Buying rental property in Columbus OH

Based off my research Columbus OH is a great place to invest in rental property considering the increase in population growth, affordable housing and low unemployment rate. Being that my budget is 60k I'm almost certain I will be looking in D neighborhoods. Does anyone have any recommendations regarding neighborhoods that I should look into or avoid? Also, does anyone have any recommendation for a realtor or property manager? It's so hard to find a real estate agent because my purchase price is so low. Please share your experiences. Thank you

@Ashley Willis columbus is growing like weeds. People here dont work because they dont want too. A lot of investors here are in the $60,000 to $80,000 range but they are going to need some form of rehab but you can get your cash flow. In that price range their are pockets all over town.
