My First deal ...Deal or no Deal?

Thought on this buy? I will use a FHA loan and live in the 3br unit for a year and then move out and rent.The 1br has a tenant currently on a month to month, rent should be $700 so i want to try and increase. There is a two level barn that is 2000SF that i low balled a rent at $200/month.

Any feed back would be helpful..

I am getting it appraised tomorrow and inspected on Thursdays. I want to try a get the number dropped since a private sell.
