Newby Investors 1st Fix and Flip Deal!

Investment Info:

Single-family residence fix & flip investment in Atlanta.

Purchase price: $78,500

After hunting for properties, coming up short on a few multifamily offers, we are finally under contract for our first Fix and flip!! We are only doing some minor renovations which we've budgeted for about $25-30k. We currently live in Houston and have partnered with a friend who is a contractor in Atlanta, since we we grew up in Atlanta and are more familiar with that market at this time.

How did you find this deal and how did you negotiate it?

We found out about the property from a realtor in Atlanta who found the deal before it went on the market.

How did you finance this deal?

We considered using a private money lender but ended up going with a hard money lender since they only wanted 10% down.
