Investment Info:

Single-family residence buy & hold investment.

Purchase price: $100,000
Cash invested: $15,000

Purchased this property off market as rental for below market value and made cosmetic repairs to increase rent by $3,000 per month.

What made you interested in investing in this type of deal?

This property exceeded the golden rule of rent being over 1% of market value.

How did you find this deal and how did you negotiate it?

Private networking

How did you finance this deal?

How did you add value to the deal?

By making small cosmetic updates.

What was the outcome?

The property grossed high revenue and within 2 years it increased in value by 15%

Lessons learned? Challenges?

I would use more leverage more funding verse using my own funds in order to invest in more properties.

No, I brokered myself.

That sounds like a great deal!  Congrats!  Almost 3% rule if I'm understanding properly. Did you live in Atlanta before? If not, how did you get so plugged in to the market to catch such great deals, know where to invest, etc.? Do you have a local team helping? Any insights would be appreciated. Thanks Shaun!
