Newbie Help

I am brand new to REI. I have been reading dozens of books over the past 4 months to understand more about the real estate business. The other day i came across this website and started reading alot of posts on here about different topics on real estate. I am in the process of looking for my first REI and was wondering if anyone on here had a spreadsheets that they use to compare properties? I was in the process of building one myself, but thought i would try on here since there seems to be alot of information on this site. Also was wondering if there were any good real estate research sites that i should know about?
